Nikolas D. Kittredge

Associate

Nikolas Kittredge is an associate in the firm's Real Estate, Environmental and Land Use and Business and Corporate Practice Groups, where he focuses his practice on commercial real estate finance matters and real estate acquisitions, developments and dispositions.

Niko represents national and community banks, insurance companies, and other lending institutions in traditional debt financing, preferred equity and mezzanine financing, as well as equity investors in joint ventures. Additionally, he provides counsel to lenders with respect to the origination, syndication and participation of asset-based loans across a variety of asset classes, including multifamily, retail and office.

Niko also represents borrowers in obtaining mortgage loans and works with clients on the acquisition, development, leasing and disposition of commercial, mixed-use and multi-family residential properties.

While in law school, Niko was a Pro Bono Mentor with the Massachusetts Bar Association's Tiered Mentor Program. Previously he was a summer associate with Shipman.

Secured a $102 Million Construction Loan

Represented real estate developer in securing a $102 million construction loan for a multi-building, mixed-use office, retail and residential project in Connecticut. The transaction also included $56 million in CPACE financing, which is the largest in Connecticut to date.

$173 Million Financing of a Multi-Family Three Pack

Represented insurance company in connection with a $173 million financing of a multi-family three pack in Texas.

Real estate

Chirisa Capital $5.5 million Purchase of 71,000-square-foot Property

Represented Chirisa Capital, a real estate investment company that focuses on data centers and tech parks, in its purchase of a 71,000-square-foot property in Freeport, Pennsylvania for $5.5 million from BNY Mellon. Chirisa plans to repurpose the existing structure for housing critical infrastructure and data storage. The 37-acre site includes 175 parking spots and a one-story building set up for data-hosting services, which was vacant at the time of sale. The building formerly housed data-hosting services for BNY Mellon.

Represented Developer with Acquisition, Development, and Construction Financing of a Multifamily Project

Represented a major Long Island developer in connection with the acquisition, development, and construction financing of a large multifamily project in Lynbrook, New York, in addition to related corporate, environmental and land use matters.  Key highlights of the representation include the acquisition and assemblage of multiple properties from various sellers; negotiating a $70 million construction loan; the infusion of capital from various partners and the granting of a preferred equity loan of $30,000,000; the execution of an Industrial Development Agency Lease providing tax benefits; and the negotiation and drafting of a complex joint venture agreement.

Represented institutional lender in connection with its $350 million acquisition and financing of an eight-property portfolio in North Carolina.
